In 2011 I had a home listed for sale in Moreno Valley.
The Sellers had a choice to make when they received offers on the house. One offer was from a investor who wanted the home as a rental. If the investor got the home it would sit vacant for at least a year due to renting rules of the HOA. The other offer was from a young family with two small children and one on the way. The sellers asked my advice. I told them to take the family. In a market where investors rule, actual families are finding it very hard to even get considered for a home. The escrow closed quickly. It made no difference to the seller which offer was chosen because it was a Short Sale. For the buyers it was a dream come true.
More sellers and agents need to pick families over investors otherwise the American dream of owning a home will dry up and die.
